New Jersey Economic Redevelopment and Growth Grant
Established as part of the New Jersey Economic Stimulus Act of 2009, the Economic Redevelopment and Growth (ERG) Grant program is one of the primary economic development mechanisms that New Jersey utilizes to encourage statewide developer-based investments.
Using elements of Tax Increment Financing (TIF), ERG can provide annual state and/or local incentive grants to developers in designated areas of New Jersey. ERG awards are designed to provide funding for “project financing gaps” after all other sources of financing have been exhausted.
Rehabilitation Investment Tax Credits
One of the few remaining federal tax credits for funding historic projects is the Rehabilitation Investment Tax Credit (RITC), which is credit that is based on a percentage of eligible rehabilitation costs. There are two credits: a 20 percent credit for historic buildings and a 10 percent credit for nonhistoric buildings built before 1936. The 20 percent credit is available to income-producing properties listed on the National Register of Historic Places (NR) whose rehabilitation meets the Secretary of the Interior’s Standards for Rehabilitation.
