The Challenge
The challenge for this project was to prepare a five-year, phased rehabilitation investment tax credit application when the project had been underway for two years. Delta confirmed the existing conditions of The Greenbrier’s major buildings within the National Historic Landmark Historic District.  Based on conversations with the West Virginia Division of Culture and History and the National Park Service (NPS), Delta prepared a Part 1 Historic Preservation Certification application for the main hotel building.  The Part 2 application was more complicated, since it required capturing information that was not readily available for Phase 1, which was associated with the reconstruction of the portico and new porte cochère, rehabilitation of the Lower Lobby and Back-of-House spaces for the hotel, and new construction of the Arrival Lobby and Casino, which is entirely underground.

 

Phase 2 will include work in the Virginia Wing, retail spaces on the lower level, and public spaces in the guest room floors within the main hotel.  Phase 3 will incorporate work that will be under-taken in the various cottages, and Phase 4 will examine the potential for new condominium construction that will take place on the site of the motor garages, which are noncontributing buildings within the historic district. Delta is working with the staff at The Greenbrier and their architects to complete this exciting project.

 

The Solution
Delta prepared the necessary updated documentation to send to the NPS to determine how many applications would need to be prepared.  The Part 1 Historic Preservation Certification application for the Main Building has been submitted to the West Virginia Division of Culture and History, and Delta staff is waiting for concurrence from the NPS staff.  The Part 2 application for the Main Building will be submitted pending cost confirmation.
