Dan Santoro brings a diverse background of public- and private-sector experience to serve the needs of Delta Development Group’s clients. Dan has extensive knowledge of local government processes, including planning, permitting, infrastructure assessment, ordinance development, project management, and general operations. He has demonstrated skills in finding solutions for complex challenges at the local, county, and state levels.

 

Dan has 17 years of local government experience in public- and private-sector roles.  In addition to involvement in traditional planning, zoning, permitting, and land use initiatives, he has been involved in innovative, smart growth concepts, including Traditional Neighborhood Developments and Town Center Zoning.  He has provided oversight for major local construction projects, including design and project management, as well as other major land use management and policy initiatives.  Dan was involved in one of Pennsylvania's first Transportation Impact Fee programs and has proven experience in developing these programs for communities.  He also has extensive practical impact fee administrative experience, which has rendered successful implementation of public/private partnerships for construction of transportation infrastructure.  

 

Prior to joining Delta, Dan served various roles with Cranberry Township, Butler County, one of Pennsylvania's fastest growing communities. His positions with Cranberry Township included Assistant Township Manager and Planning Director, where he was responsible for spearheading solutions to complex planning and community development initiatives and challenges. During his tenure with Cranberry Township, he managed exponential growth and was responsible for the development and implementation of pivotal land use policy changes. 

 

Dan holds a Bachelor of Science degree in regional planning from Indiana University of Pennsylvania, and earned a Master of Public Management degree from the H. John Heinz III School of Public Policy and Management at Carnegie Mellon University.  He is a member of the American Institute of Certified Planners (AICP) and has served as an executive board member of the Pennsylvania Chapter of the American Planning Association.  Dan is an active community volunteer, having served as a Butler County Representative on the Southwestern Pennsylvania Commission, and a member of the Butler County Planning Commission.  Dan is also an instructor for planning programs with the Pennsylvania Local Government Training Partnership, sponsored by the Pennsylvania Department of Community and Economic Development.
